For Sellers:
There are a million different reasons why people sell their homes, but every seller has one thing in common: the desire to get as much money as possible from their existing residence as quickly and as stress-free as possible. If your home is your principal residence, you won't have to pay capital gains tax on any profits from the sale. If, on the other hand, it is an investment property, prepare for the tax man!
Before you begin the selling process, it's important to take some time to really evaluate why you've decided to move. Do you need more rooms, or less? Has a career opportunity in a different location sparked the decision to relocate? Or are you simply looking for a change? I value these important conversations with clients so I can conduct a complete analysis of your current position in order to determine and prioritize your needs as a seller.
SELLING STRATEGY CONSULTATION
- Meet in-person to conduct an impartial analysis of your home to better understand how it compares in pricing, features, neighbourhood, interior design, condition/upkeep, and other factors to other "competing" homes on the market (and previous sold listings)
- My goal is to position your home to achieve the highest sale price possible, as quickly as possible, minimizing stress and hassle
PHOTOGRAPHY / VIDEOGRAPHY
- Professional real estate photography / videography
- Matterport 3D tours (if required)
DIGITAL MARKETING
- Using high-end photography, video, and articles, I incorporate listing property images, press mentions, and proprietary videos across digital channels such as Instagram, Facebook, and YouTube
- Property and listing details emailed to extensive network of Realtors, prospective homebuyers, and media contacts

- I will be onsite to host open houses, in-person showings (if required), and any other selling-related events (such as broker preview open houses, etc.) to tour prospective buyers, answer questions, and to protect as best I can against any potential theft or property damage
For Buyers:
The first question to ask if you've decided to buy is, how much home can I afford? This depends on a number of factors, such as your desired location or neighbourhood, your preferred home type, whether you're buying a brand new home, pre-construction, or resale, your lifestyle (wants and needs), your income... The list goes on and on and it's a lot to consider, and that's where I come in. I'm here to help you figure out exactly what you're looking for, provide support, expertise, and guidance, negotiate on your behalf and in your best interest, and ultimately, achieve your goals.
After all, it's not just the mortgage you have to take into account. There are property taxes, utilities, and in some cases condo or strata fees. I work with clients to help them understand the current market conditions (buyer's, seller's, or balanced market) so that they are best prepared when ready to submit an offer.
It's imperative to meet with your bank or a mortgage broker and negotiate a pre-approved mortgage that works best for your budget, income, and future goals. Once you've got an idea of your monthly expenses and what you can afford, we can start your property search together.
